Community Orientation

Mirabella Portland is a striking 30-story high-rise in Portland’s South Waterfront district, designed for seniors who wish to remain actively connected to the broader downtown community. As the first LEED Platinum continuing care retirement community (CCRC) in the country, this innovative building sets a new standard for urban senior housing. With a full continuum of care—independent living, assisted living, skilled nursing, and memory care—Mirabella is home to over 400 residents and 140 staff members, exemplifying the future of sustainable, urban senior living. To bring Mirabella’s promise of “beautiful view” to life, we carefully integrated the building with its surrounding landscape. This design philosophy is central to our commitment to enhancing residents’ quality of life. Mirabella’s slender, curved tower not only aligns with Southwest Waterfront district guidelines but also connects seamlessly to its neighborhood. Green terracing brings the nearby park up and over the building, while view corridors preserve the breathtaking sightlines to the Willamette River and the West Hills. These efforts ensure that residents can enjoy both the beauty of nature and a vibrant urban setting from every angle. On a more intimate scale, the building’s design responds to its varied urban context. On the quiet, park-side corner, we created a library that fosters calm and reflection, while on the active side, a courtyard water feature draws attention to a public bistro, providing a lively gathering space that is secure and welcoming for residents. Despite the complexity of its programming, circulation, and outdoor spaces, Mirabella’s design makes wayfinding and navigation simple and intuitive. The seamless connection between greenspaces and the building, along with clear wayfinding cues, allows residents and visitors to easily orient themselves, fostering a sense of belonging and effortless movement. Mirabella is more than just a residence; it’s an embodiment of the intersection of urban vitality, nature, and the seamless integration of senior living.
