Park Fifth

High-Rise Living for a New Generation of Angelenos

Park Fifth continues LA’s lineage of urban life with newfound energy and style. Together with our client, MacFarlane Partners, our Architecture and Interiors teams designed a timeless, curated living experience for LA professionals. The 25-story luxury tower of housing and retail captures the legacy and allure of Pershing Square and offers residents access to a world of high design. Park Fifth's full-height marquee element and floor-to-ceiling windows echo the grand theater scale of the former Philharmonic Auditorium. Welcoming residents and guests at the entry, a custom-designed laser-cut, granite slab at the tower’s base honors the rich, artful story of the historic building. Inside, refined, sculpture-like finishes complete the sophisticated amenity spaces and highly appointed residences. Creating the mixed-use tower combined our expertise in urban living design, 3D modeling technology, urban infill, and historical research. By working closely with the City of Los Angeles, we were able to redefine the city's 240-foot height restrictions and create a 360-degree rooftop amenity experience offering panoramic views and complete with a pool, bar, lounge and fitness area. As one of the first of its kind in the city, the innovation paved a path for future high-rises to come.

Redefining High-rise Luxury

Since before Los Angeles became a city, people have been gathering at Pershing Square. Our design for Park Fifth—427 W 5th, on the north corner of Pershing Square—honors the area’s legacy while gesturing toward LA's contemporary future. A full-height marquee honors the location’s iconic past as the Philharmonic Auditorium. LED fixtures are unseen in a metal housing until nightfall, when a recall of the historic marquee is illuminated into view. Our design was informed by the people who visit Pershing Square and use nearby transit corridors, as well as studies of sunlight patterns. Facing south, towards the square, the building’s wide facade is a composition of vertical and horizontal groupings that bring welcoming scale, balance, and a vertical movement guiding the eye upwards. A stone expression at the pedestrian level references the building’s historic neighbors before giving way to the strong vertical gesture of modern metal and glass above. In 2014, changes to Los Angeles high-rise building code revealed a way to exclude previously mandatory rooftop helipads. While this change did create opportunities for sculptural rooftops, it did nothing to improve the typical layout of small amenity decks dwarfed by large roof mechanical systems. Park Fifth became our opportunity to technically innovate and turn this crucial rooftop space into a useable amenity for people. After months of iterations, extensive computer modeling, and close collaboration with multiple city departments and Nabih Youssef Associates Structural Engineers, our team successfully appealed to redefine the 240-foot height restriction. By moving mechanical systems to the space previously defined for a helipad, we created an entirely new floor of leasable space. Park Fifth’s stunning rooftop amenity is wrapped with luxurious outdoor spaces, each offering dramatic views of the city. The sunny west deck is complete with a pool, spa, and inviting cabanas. At the apex of the marquee façade is an outdoor fireplace where residents can relax, sheltered by the illuminated structure as it meets the soaring gull wing. Targeting LEED Gold, Park Fifth uses wastewater collection and rainwater harvesting to meet cooling and irrigation needs, which in turn shrinks water use by 35% annually (over 6,000,000 gallons). An underground parking garage offers tenants and guests easy access into their high rise home. Our uncompromising technical rigor and dedication to historical research resulted in a timelessly elegant high-rise that brings Pershing Square alive again for a new generation of Angelenos.

Angelenos in search of a signature high-rise home in the heart of DTLA will quickly find themselves at Park Fifth; our design of timeless sophistication will attract professionals for years to come. A cohesive luxury experience begins at the intimate boutique lobby and continues to the luxury rooftop amenity. Our design weaves together iconic historic influence, artful expression, and refined sculptural finishes into one unified interior design. Approachable, yet exclusive—the tone is set from the moment of entry in the sophisticated boutique lobby. The small footprint of the tower naturally supported the intimate scale of the space, where tastefully discreet concierge desk awaits any resident request. It’s one of many furniture-like built-ins throughout Park Fifth that seamlessly coordinate circulation through open floor plan amenity spaces. Beautifully crafted wood veneers and hand-selected stone elements are used as sculpture-like installations, bringing texture and pattern to the space. From materials to lighting, touchpoints throughout Park Fifth recall the building’s exterior character at a refined scale. Residents and guests passing by the concierge to the elevators step in rhythm with timeless venetian plaster panels inspired by the building façade's response to the park. At each unit entry, the warm glow of thoughtfully selected lighting evokes the same vertical illumination of the building’s marquee element. An amenity courtyard of lush greenery and landscaping are a welcome surprise for residents at the third-floor. Nana doors provide a practically invisible separation at the indoor/outdoor boundary of the reservable clubhouse and lounge. The garden-like retreat, complete with a fireplace area, is a harmonious extension of the indoor bar, kitchen, and pool table amenity space. Residents will quickly forget the bustling energy of the surrounding downtown. The ultimate treasure of Park Fifth is exclusively tucked away at the highest level. The rooftop amenity transitions seamlessly from day to night. Residents can start their day with a workout in the glass-enclosed gym, swim laps in the 60-foot zero-edge pool, and grab a coffee the bar/catering area in the lounge. At night, the lounge serves as a hospitality-inspired bar, topped with hand-picked stone and textured cast glass. A deck with cabanas, bar, hot tub, barbecue stations, and dining areas round out the experience. It’s the place to see and be seen all day (and night) long.
