Where Life and Theatre Unite

The ART Tower project will create 314 apartments on a half-block site adjacent to Portland’s Artist Repertory Theatre (ART). By leveraging the development potential of the entire block, the residential tower will draw new artists and performers to the Goose Hollow cultural district. This 21-story residential tower features an oversized, stage-like ground floor lobby that will play host to live performances and various art installations. Continuing the theatrical design language to the rooftop amenity space, sloping, mirrored soffits will amplify the activity below, creating an engaging experience for those underneath. Developed with Wood Partners, ART Tower is Portland’s first high-rise project to adopt the city’s Inclusionary Zoning (IZ) code, which addresses the need for affordable housing.

Inspired by the activity of the neighboring theatre, ART Tower’s design aims to create a highly interactive ground-level street experience and an equally active top floor. The extensively glazed base is recessed and articulated, reminiscent of a theatre curtain. Mirrored, sloped soffits at the base and top reflect and amplify the activity and movement, creating an exciting visual energy. Spaces for restaurants and retail will further activate the ground-floor experience. Visitors, residents, and theatre guests can park off the street with two levels of underground parking. Walking inside, visitors are greeted by a dramatic lobby with double-height ceilings and a stage-like design—the energy will be palpable. This extra-large space will accommodate live performances and art installations in support of the budding relationship with the Artist Repertory Theatre. Continuing through this space to the outside, a shared courtyard area serves as a sort of back yard, both for residents and theatregoers. Local Portland artist Ivan Mclean has been commissioned to design a gate inspired by a Venn diagram that references the intertwined relationship of ART Tower and the Artist Repertory Theater. ART Tower is Portland’s first high-rise project to adopt Inclusionary Zoning (IZ), a code passed by the city to address the need for affordable housing by requiring affordable units in new multifamily developments.
