Subtext LOCAL Boise is branded by the day-to-day experiences of its residents. Stationed along downtown Boise’s central roadway, Subtext LOCAL Boise multifamily community provides a haven for students, and recently graduated young professionals. With an abundance of amenities designed to accommodate all personality types, from the extroverted who thrive in activity among others, to individuals who prefer to quieter surroundings, and everyone in between, Subtext LOCAL Boise proves to be a location where young people can find their tribe and become the version of themselves that they were meant to be. One of the first young professional projects for repeat client Subtext, LOCAL Boise is hyper-aware of how it connects to surrounding contextual spaces, how it develops a brand, and how it sets the standard for Subtext’s future young professional work. Emphasizing street-level connections, Subtext LOCAL Boise incorporates floor-to-ceiling windows throughout the lobby and ground-floor common spaces to link the interior of the building with the external sidewalk, creating eye-catching visual connections that draw people in and underscore Boise’s local color. As far as young professional housing complexes go, Subtext LOCAL Boise gives its residents the ideal environment to find their footing and establish themselves as independent young adults, whether it’s their first time away from home or the beginning of their post-grad professional lives.

Housing located near collegiate campuses often accommodates professionals, post-graduates, and students alike. Subtext LOCAL Boise thoughtfully responds to the overlapping daily functions of these groups while simultaneously blurring the line between work and play. Entering the lobby of Subtext LOCAL Boise, guests and residents are received by the rich aroma of dark roast wafting up from the combination leasing area and coffee bar, situated under a suspended wood plank overhang and backed by black grated-metal shelves. Antique mirrors highlight columns, while exposed ceilings and suspended steel beams are illuminated by bold and exciting lighting features - a recurring design element throughout the building. Encouraging residents to embrace the unexpected, orbs, lantern-like rectangular encasements, and angled light bars hang overhead, indirectly softening the industrial entrance and other amenity spaces. There is an abundance of seating options throughout the foyer, and through a variety of screening elements various levels of social connection or privacy are accommodated, affording residents the luxuries of comfort and choice when it comes to selecting the perfect remote work location or study spot. Flexibility of shared spaces is an intentional design theme seen throughout Subtext LOCAL Boise. Elevated amenities such as the upper-level kitchen doubles as a club space for get-togethers with friends or a work zone for heads-down focus time. All-gender restrooms mirror that flexibility, as the private toilet rooms and communal sink fosters inclusivity and community without alienating any residents, regardless of their gender identity. The fitness center is another all-embracing amenity. Not just for residents of Subtext LOCAL Boise, floor-to-ceiling windows invite residents of other Subtext properties to amble in and take advantage of all the workout gear housed under the center’s bright yellow ceiling, a feature meant to establish visual connections between the sidewalk and the first-floor fitness center. Throughout all these spaces there is an air of joyful, quirky humor, imparted from the multitude of custom graphics altered to evoke feelings of amusement, like the renaissance woman preparing to bite down on a hamburger or the smiling llama mural. The tongue-in-cheek wall graphics found throughout Subtext LOCAL Boise sets the standard for how residents both work and play in their new abode.
