Fostering Community While Enhancing the Neighborhood

Located in Redmond, WA near the Redmond Transit Center, this 8-level, 350,176 sq. ft. multi-use building provides opportunities for dense, urban living that fosters a sense of community while respecting and enhancing the adjacent neighborhood. The design is sensitive to the needs of residents and the community by providing retail stores, restaurants, parking, apartment units, and needed open spaces. It features 362 total units in both the North and South towers, as well as 3,200 sq. ft of retail and 378 parking spaces. Designers enhanced the streetscape along the north-south corridor of 85th Street to create a lively, pedestrian oriented area. By also building upon the City’s pedestrian master plan, designers provided connections to increase foot traffic, and a circular pattern made for a better more natural flow to encourage walking. This makes it very friendly and easy for those living in the building to use the transit center, encouraging a more sustainable lifestyle. The building’s courtyard, with multiple views, not only provides easy access to the commercial space but provides opportunities to pause and rest with its water feature, a suspended light feature, and lovely landscaping.
